Guide for buyers
How to pay for an Italian property purchase from abroad
Payment should be designed before completion. Sending account, ownership, currency, bank limits, checks and evidence of funds must fit the deed.

What to check
Map every flow
Deposit, instalments, balance, tax and fees need beneficiary, date and reference.
Evidence source of funds
Statements, asset sale, income or finance should form a comprehensible chain.
Manage currency and banks
Cut-offs, limits, screening and value date can prevent sent funds being available.
Confirm with the notary
Instrument, receipt, any notary deposit and deed wording should be agreed early.
Records to collect
- payment-flow diagram
- source-of-funds evidence
- bank details verified outside email
- sending and cleared-funds evidence
Case-specific checks should be completed by appointed professionals before irreversible commitments. This information does not replace notarial, legal, tax or technical advice.
Frequently asked questions
Can I use a foreign cheque?
Instrument and acceptance must be confirmed in advance with bank and notary.
When should currency be exchanged?
That is a financial decision; the plan should expose risk and availability date.
Is a transfer receipt enough?
Not always. Actual cleared availability must follow the agreed completion method.
