How we support your purchase

Picture a day here, as well as the façade.

Where will guests arrive? Which rooms will you use every day? Who will look after the garden while you are away? Location, layout and future management all inform the criteria we use to find your villa.

The MANINI team

From the first selection to your offer.

A dedicated consultant brings together your priorities, compares options and arranges visits. Reports and property materials help you assess the selection from abroad. Before an offer, questions requiring further investigation are distinguished from information already available.

DECISIONS BEFORE BUYING

Privacy depends on more than the garden boundary.

A villa can be surrounded by greenery yet have neighbouring views, shared access or an exposed garden. Photographs and floor area do not show everything. The distance from other homes and the relationship between outdoor spaces, roads and services affect everyday use.

We start with what matters to you: peace, proximity to a town, hosting guests, working from home or easy travel. Those criteria guide comparisons and viewing preparation. The information gathered informs the selection; matters requiring documents or specialist checks are identified separately for further investigation.

DECISIONS BEFORE BUYING

Consider your villa when you are away, too.

A pool, a large garden and generous accommodation can be central to the appeal of a villa. They also require management suited to the time you will spend here. For a second home, maintenance between stays deserves as much attention as the bedroom layout.

The MANINI guide considers purchase, works and management as connected decisions. During the search, we compare a property’s features with its intended use and flag matters requiring investigation. Any services after purchase are defined separately: the initial choice should give you a realistic view of the overall commitment.

Location and everyday privacy

A coastal villa and an inland property involve different distances, seasonal patterns and access conditions. We consider proximity to services and neighbouring properties, overlooking and the use of outdoor spaces.

Privacy needs to be observed on site. An open view or a large garden alone does not establish how private terraces, a pool or interior spaces will be.

Spaces that suit the people living there

Bedroom numbers and floor area are only part of the comparison. The arrangement of floors, connections between living spaces and the garden, guest accommodation and accessibility needs also matter.

Building condition needs to be distinguished from the quality of finishes. Services, windows, roofs and previous maintenance require specific information; alterations and proposed uses need assessment by the relevant professionals.

Outdoor areas and future management

Gardens, pools, terraces and ancillary buildings should fit the time and resources you want to devote to the property. For occasional use, management while you are away is a search criterion.

In coastal locations, exposure, salt and seasonality may affect maintenance. Documents and specialist checks are still needed for authorised outdoor works, access, restrictions and any proposed alterations.

Areas to compare

From selection to property checks

MANINI Approved records a positive outcome of the preliminary assessment across the 10 areas, within the agreed scope and based on available documents. It does not replace surveys or technical, legal and notarial checks.
