Personal property finder for luxury properties in Tuscany
We don't search for houses. We select the right property for you.
Request nowThe method
How it works
An exclusive service, structured in three progressive phases. Each phase has a clear objective and a concrete result. You can stop at any time.
Phase 1
Search & selection
We analyse your needs in detail: real budget, taste, lifestyle, area, property type. Within 30 days, we present 8–12 properties matching your profile. Then we shortlist to 3–5: your consultant visits each one in person, checks preliminary documentation, and sends you an immersive 360° video you can watch from your sofa. No wasted trips. No surprises.
Deliverable
Detailed report + 360° video + comparative analysis
Phase 2
Due diligence
MANINI Approved records a positive outcome of the preliminary property assessment across the 10 control areas, within the agreed scope and based on the available documents. It does not replace a formal survey or the technical, legal and notarial checks required for the purchase.
Deliverable
Report of the agreed checks and their outcome
Phase 3
Viewing & decision
We organise your arrival: a single planned trip to see only the 3 best properties. On-site accompaniment, final comparative analysis, and support through to the purchase offer. No rushing, no wasted drives. You arrive already knowing what you'll see — and why it's worth seeing.
Deliverable
Full accompaniment through the offer
Without a Property Finder
What happens when you search alone
Hundreds of listings across different portals: same properties with different descriptions and prices, old photos, unclear locations.
Flights, hotels, rental cars to visit properties that don't match what you expected.
Agents working for the seller: they bring you to Italy hoping for a lucky break, even if the property isn't right for you.
Nobody tells you the flaws before the viewing: noisy road, neighbour overlooking the pool, impossible winter access.
You discover planning issues after making the offer: cadastral discrepancies, building violations, restrictions blocking the sale.
Months wasted, money spent, energy burned. And you have to start all over again.
We exist to save you from all of this.
Why us
Why trust MANINI
We are not a real estate agency. We don't sell properties. We work exclusively for the buyer, with a verifiable method and a team that takes personal responsibility.
We don't work for the seller
Our fee comes from the buyer. No conflict of interest, no pressure to close. If the property doesn't fit, we say so.
One point of contact, start to finish
A dedicated consultant who knows your budget, taste, and goals. You don't get passed around. You always speak to the decision-maker.
No wasted viewings
We filter, verify, and present only what deserves your time. 360° video, reports, and a single planned trip to see only the best.
Due diligence before the offer
10 control areas: planning, cadastre, structure, restrictions, energy. You don't buy on trust. You buy on verification.
Built for remote buyers
Detailed reports, immersive video, on-site accompaniment. Clients from across Europe, the US, UK, and the Middle East choose us for this.
No lock-in, no surprises
You can stop at any time. Clear costs, defined phases, 12-month maximum. If we don't find the right property, we stop.
Where We Operate
Prime areas of interest in Tuscany
We operate both inland (Chianti, Crete Senesi, Val d’Orcia, Val di Chiana) and along the Tuscan coast (Versilia, Forte dei Marmi, Argentario and the Maremma coast). Different areas, different verification criteria, the same MANINI method.

DiscoverWhat you're really looking for

Beautiful is not enough

The 10 verification areas
The checklist that protects your purchase
Each area represents an independent level of analysis. None replaces the others. All must be passed.

Is the asking price sustainable?
Planning & land registry
Does the actual state match the documents?
Hidden costs
What does ownership really cost?
Structural condition
Is perceived quality also real quality?
Context & location
Are position, accessibility, and privacy consistent?
Enhancement potential
Can it actually be improved?
Rental yield
Is the income potential realistic?
Resale potential
Who will be able to buy it tomorrow?
Buyer fit
Is it right for this specific buyer?
Negotiation & timing
Is the timing right?
Area 01
Price vs. value
Is the asking price sustainable?
The listing price must be assessed against location, uniqueness, structural condition, and real comparables. A property can be overpriced even if it looks stunning. Probable renovation costs must factor into the analysis before any negotiation.
Area 02
Planning & land registry
Does the actual state match the documents?
Planning permits and land registry are not the same thing. Annexes, pools, outbuildings, access roads, and land must all be verified. Restrictions and easements can affect use, transformation potential, and future value.
Area 03
Hidden costs
What does ownership really cost?
Luxury villas and farmhouses generate annual management, maintenance, and oversight costs. Gardens, pools, systems, security, and access roads can weigh significantly. The correct budget is not just price, notary, and taxes.
Area 04
Structural condition
Is perceived quality also real quality?
Aesthetic quality does not guarantee structural, mechanical, or living quality. Roof, systems, humidity, insulation, and layout must be assessed before any offer.
Area 05
Context & location
Are position, accessibility, and privacy consistent?
Accessibility, real privacy, and services determine use value. An isolated property is not automatically private. A beautiful property can be unsuitable if the context does not match the buyer's actual lifestyle.
Area 06
Enhancement potential
Can it actually be improved?
Before imagining extensions or renovations, you must verify whether they are even possible. Landscape, planning, and technical constraints can limit potential.
Area 07
Rental yield
Is the income potential realistic?
Charm does not automatically guarantee rental performance. Tourist demand, management, seasonality, and regulations must be analysed.
Area 08
Resale potential
Who will be able to buy it tomorrow?
A good purchase must have an understandable future market. Properties that are too personal, complex, or expensive to manage can reduce the buyer pool.
Area 09
Buyer fit
Is it right for this specific buyer?
Families, investors, foreign buyers, and second-home owners have different needs. Selection must start from the buyer's profile, not the listing.
Area 10
Negotiation & timing
Is the timing right?
The Tuscan property market has its own dynamics. Seasonality, seller motivation, time on market, and real negotiation margin must be assessed before making an offer.
The first toast in your new property. We get there together.
