Piers, slipways, stairs, boat shelters: many sea accesses are under state concession, not freehold. Duration, fees, renewal options and transferability must be read in detail. This is often the factor that makes the value difference.

Regional Park landscape protection

Extensions, fences, pools and piers are subject to landscape authorisation. Timelines are real and not compressible. What is actually feasible must be tested during due diligence.

Slope movements and cliff stability

Cliff-top villas require slope stability surveys, assessment of historic retaining walls and sea protections. These are highly specialised technical interventions.

Seasonality and real privacy

The Argentario is iconic in August and beautiful in winter. Verifying which services remain active year-round and the real level of privacy (neighbours, public access, coastal paths) is part of the choice.
